Booking Payment Policy:
To book one of our wonderful properties, a $500 deposit is required at the time of booking. Your deposit will subtract from the total balance of your stay, remaining payment is due no later than 30 days prior to arrival. Unless other arrangements have been approved through management, final payment will be auto applied to your original form of payment on the 30th day before check in date. You must contact us to change your payment type 14 days or more before final payment is due. 

Taxes & Fees: Guests are required to pay sales tax on each reservation. They consist of  (7% State/County Tax & 6% Lodging Tax=13% Total.) Taxes are charged on total amount including: room rate, cleaning fees & pet fees (if applicable).

Pet Fees:
Some of our properties allow 1 pet per rental. IF your property allows a pet, a small dog (35 lbs or less) is allowed  during your stay with prior approval from management.  1 dog per reservation carries a non refundable Pet Fee of $150 + applicable 13% tax. Pet is NOT allowed onto any furniture or into any swim spa, pool or hot tub per the Health Department. Guests are solely responsible for their pet. Please note that dogs are NOT allowed onto Pinellas County Beaches, failure to obey may result in a ticket charged to the guest. Pets must be leashed at all times when outside of the unit, pet waste must be picked up by owner, are not to disturb surrounding guests in any way; we cannot allow constant barking, dogs are also not allowed to be left on balconies unattended.

Cancelation Policy: Reservations canceled 31 days or more prior to reservation check in date will receive a full refund on any monies paid minus a 3% processing fee for credit card transactions. Reservations canceled 30 or less days prior to check in date may result in loss of prior payments and deposit. No refunds will be issued for early departure.


General Property Policies:
Strictly NO Smoking inside any of the properties. 
Guests must follow swim spa/pool/hot tub rules that are posted at each property.


Age Requirement: The guest who holds and pays for the reservation must be 25 years of age or older.

Our services are provided “as is” without any warranty, and we disclaim all warranties, express or implied.

7. Limitation of Liability

In no event shall Beaches USA Rentals & Management LLC. be liable for any indirect, incidental, special, or consequential damages.

8. Governing Law

These Terms and Conditions are governed by and construed in accordance with the Laws Of The State Of Florida And The Applicable Laws Of The United States Of America.
