What's your cancellation policy?
*If you’ve booked through Airbnb or VRBO please refer to the cancelation policy as outlined on the listing. If you’ve booked directly through BeachesUSA Rentals & Management you have 30 days prior to arrival to receive a refund on monies paid minus a 6% credit card fee. There is no reimbursement for canceling less than 30 before your arrival. We highly recommend purchasing travel insurance.

What happens to my reservation in the event of a hurricane or other natural disaster?
*If you’ve booked through Airbnb or VRBO please refer to their corresponding extenuating circumstance policy. If a catastrophe (hurricane, tornado, earthquake, flood, natural disaster, etc.) or ANY situation simply beyond our control impairs the vacation rental, Beaches USA Rentals & Management is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. There will be no refunds or credits for emergency evacuations unless the property address is under evacuation on the day of check-in. Whether you own property, run a business, or rent a condo in Florida, the threat of a hurricane or flood is always present during certain months of the year, and we all assume this risk. Therefore, we strongly suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for evacuations. Refund of monies paid for rental and services will be made under the following circumstances: (1) If, on the day that the rental is scheduled to begin, the property is unfit for habitation and no equivalent substitute can be obtained, or the property is not reachable by the usual means of transportation, or access to the property by visitors has been prohibited by authorities. To protect against cancelations caused by certain unforeseen events, such as illness, death, travel interruptions, natural disasters, etc., we recommend that guests purchase separate trip cancelation and Interruption Protection insurance to ensure refund of deposits paid and reimbursement of other vacation payments.

Do I need to pay a deposit? Do I need to sign anything?
*If you’ve booked through Airbnb or VRBO please refer to that booking platform’s deposit policies. Airbnb handles all monies. If booking directly, a deposit of the first $500 of your total stay must be paid upon booking, or the full reservation total if less than $500. This serves as a down payment. We cannot book a reservation without this deposit. BeachesUSA Rentals & Management does not charge a security deposit. Upon booking you will be emailed a rental agreement to e-sign. A signed rental agreement is required. We also require a photocopy of your driver's license or a valid state ID. This is required to protect not only us but our guests from potential fraud. You can reply to the rental agreement email we send, or send us a photo to reservations@beachesusa.com

When is the final balance due? Can I pay online?
The final balance is due 30 days before your arrival and we will charge the card on file automatically on your due date. To change the card on file or make an early payment, call us at 1-800-873-0224 or you can pay on our website. Reservations not paid in full on the due date will be canceled.

What is your pet policy?
At our pet-friendly properties, we allow 1-2 small dogs weighing a maximum of up to 35lbs each and a pet fee of $175 + tax applies per pet. If you bring any unapproved pets into a non-pet-friendly rental you will be charged a pet fee plus additional penalties and may result in loss of reservation. We do not allow cats or other animals.

Are service animals allowed? What about emotional support animals?
Trained service animals are allowed by Florida law and there is no pet fee for trained service animals. A service animal is defined as a dog or small horse trained to provide a specific service. Emotional support animals are not considered trained service animals and are not covered under the same law. We cannot accept an emotional support animal in a non-pet-friendly home and pet fees will still apply to pet-friendly homes.

When will I get check-in and check-out instructions?
Check-in instructions will be emailed and texted to you 3 days prior to your arrival. These instructions will have the property address, the door code, parking instructions, and any other pertinent information needed to access the home. Check-out instructions will be emailed 3 days before your check-out date.

Why haven't I received check-in instructions?
For direct bookings with BeachesUSA Rentals & Management and bookings with Homeaway/VRBO, check-in instructions will only be sent once the following criteria are met: - The balance is paid in full. - The rental agreement is signed and submitted. - A copy of a valid ID is submitted. If you’re unsure if these criteria are met please contact us at 1-800-873-0224. *Airbnb guests will receive all instructions via the Airbnb app and email if an email is provided. You will also be texted our digital guestbook. The above requirements do not apply to Airbnb bookings.

I left something behind in one of your units! How do I get it back?
Please contact us about your lost item. If found, you can pick it up from our office, 14321 Walsingham Rd, Largo, 33774 during office hours Monday-Saturday 8:30am - 5:00pm EST. Or we can mail it back to you. Guests are required to pay the shipping cost plus a flat $20 handling fee for mailed-back items.

Do you provide toiletries such as toilet paper, laundry soap, etc.? What about linens?
Guests should bring their own toiletries, dishwasher pods, laundry pods, shampoo, and conditioner. As a start-up courtesy, each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, at least one roll of paper towels in the kitchen, 2 dishwasher pods, and 2 laundry pods if onsite laundry is offered. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. Linens for all beds and sleeping arrangements are provided.

Can I drop off my luggage in the unit before check-in?
No. Our housekeeping vendors are not responsible for guest belongings and cannot provide satisfactory cleanliness if they work around you or your belongings.

Can I enter the rental once housekeeping has left?
No. Once housekeeping is finished an inspection team inspects the rental to ensure all amenities are accounted for. Maintenance may also need to enter the home before your check-in depending on housekeeping and inspection findings. We cannot guarantee satisfaction if you enter the property before inspection is completed.

There’s a dock at the rental, can I dock my boat?
Use of boat lifts is not permitted for guest use at any of our rentals. Few properties allow guests to tie a boat to the dock. Please refer to the rental’s House Rules if a boat can be tied to the dock. If you’re unsure if this is allowed please contact us.

Can I park a trailer at the rental?
Trailers are not permitted at any of our rentals.

Can I park at the property until check-in? Can I stay parked at the property after check-out?
It’s occasionally possible, but not guaranteed. Please reach out to us for authorization. Any vehicles parked at the property before check-in and without the proper authorization may be towed at the vehicle owner’s expense. Guests cannot stay parked at the property after check-out. Housekeeping will use the parking spot/driveway of the rental they are cleaning. Vehicles left at the rental after check out may be towed at the vehicle owner’s expense.

Can I ship a package to the rental?
We strongly advise against it in the event of mail delays. BeachesUSA Rentals & Management is not responsible for the safekeeping of packages delivered to a rental. It’s at the guest’s discretion to ship packages to the rental. If a package is delivered outside of your rental dates and you request BeachesUSA Rentals & Management to ship it back to you, guests are required to pay the shipping cost plus a flat $20 handling fee for mailed-back items.

Is there additional parking or overnight parking outside of the rental?
Street parking and grass parking are not permitted and may result in the vehicle being towed at the vehicle owner’s expense. There is no overnight parking in any public parking area unless specifically stated otherwise. Tiki Gardens on Gulf Blvd offers overnight parking for a fee – cash only. Guests must contact the Indian Shores Police Department Administration – (727) 595-5414, Monday - Friday from 8:00 a.m. - 4:00 p.m. – for further information and to obtain an overnight parking pass.
